A booking is only confirmed once we have received payment and you have completed the booking requirements set out below. Until both are done, a booking is provisional and we are not obliged to hold the dates.

All guests must complete our online check-in form, upload valid photo identification, and sign our short-term rental agreement.

Failure to complete them by that time may result in cancellation of the booking under our Cancellation Policy.

Cancellations, refunds and no-shows are governed by our Cancellation Policy, which forms part of these terms.

We offer both a standard flexible rate and a discounted non-refundable rate. The rate that applies to your booking is the one shown when you book.

Where we can, we are happy to discuss early check-in and late check-out. Any such arrangement must be agreed with us in advance and is subject to availability.

• No parties or events.
• No smoking inside the property.
• Please respect our neighbours and observe quiet hours.
• The maximum occupancy is strictly as booked. Guests must not exceed it.
• You are responsible for any damage caused during your stay.

Guests are responsible for damage to the property or its contents beyond fair wear and tear.

The guest who made the booking is responsible for their whole party, including any visitors they invite during the stay.

We may refuse a booking, or cancel one already made, where the booking requirements are not met, where these terms are breached, or where we reasonably believe the property would be used in breach of them.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.

Subject to that, our liability to you is limited to the total amount you paid for the booking.

Personal belongings are left in the property at your own risk. We are not responsible for loss or damage to them. We recommend that you arrange your own travel insurance.

These terms are governed by the law of England and Wales, and any dispute arising from them is subject to the exclusive jurisdiction of the courts of England and Wales.
